This UHNW luxury villa architecture is designed, and its building sites supervised, by the architecture studio of Federico Cappellina, founder of ELRE, active since 2002 in San Bonifacio (Verona).
The studio works for the client: every villa starts from a place, a way of living and a budget, and is followed from the first drawing to the check of finishes on site.

Where a bespoke villa begins
The project begins by listening: how the people who will live in the house actually live, who visits, what the house must protect, how much time will be spent there. Then the place: orientation, slope, view, wind, planning rules, access.
The studio’s UHNW luxury villa architecture speaks a contemporary, minimal language, but formal reduction is not subtraction: it depends on the control of proportions, light and the meeting of materials. A catalogue can be copied; the direction of a building site cannot.
The stages of the work
- Listening and analysis: needs, budget, constraints, reading of the plot or of the existing building.
- Concept: layout of the house, preliminary plans, mood images, first materials.
- Detailed and construction design: architecture and interiors, specification, construction drawings, coordination of structure and systems.
- Permits: applications to the competent authorities, with timing that depends on the municipality and the constraints of the place.
- Site supervision: building site, variations, checks of workmanship and finishes until handover.

Materials, systems and wellbeing
Natural stone, wood, large-format porcelain, full-height glazing, mechanical ventilation, home automation: the choice follows the climate and future maintenance, not fashion. The studio receives no fees from the suppliers chosen for its clients’ houses.
Wellbeing enters the project as real space, not as an accessory: daylight, acoustics, air quality, a spa where it makes sense. Further reading in Longevity.

Building outside Italy
For a villa far from the studio, the studio handles design and artistic direction; operational site management and site safety are entrusted to a locally licensed professional appointed by the client. This is how UHNW luxury villa architecture keeps the same quality abroad without pretending to a daily presence that is not there.
The studio and the agency: separate roles
The design engagement is a direct relationship between the client and the studio, with a written agreement. It is separate from ELRE’s real estate brokerage, which is handled by the Real Estate team; when the two worlds meet, we say so.
