About us: a luxury real estate agency that reads homes as projects
Elite Luxury Real Estate is a luxury real estate agency born alongside an architecture studio. We follow villas and residences in Italy, the Dominican Republic, Zanzibar and Dubai, and present them as projects to understand before listings to browse.
The real estate work is done by the Real Estate team, on the ground and in the markets it knows. The founder, architect Federico Cappellina, guarantees the method: the questions to ask of every property, the sources to cite, the distinction between what is observed, documented or merely declared.

Federico Cappellina
Founder
An architect, since 2002 he has led the studio that designs and directs commissioned villas. He founded Elite Luxury Real Estate and guarantees its method: the questions, the sources, the distinction between observed and declared.
Luca Lodi
Senior Global Investment Advisor
Twenty-seven years in international tourism real estate markets, in the Dominican Republic since 2010. He follows properties, new developments and relationships with sellers and developers.
Tatiana Juma
Dubai Property Manager
She follows properties and clients in Dubai: viewings, documentation and relationships with those working on the ground.
Federico Cappellina, founder
An architect, since 2002 he has led the studio that bears his name, which designs and directs commissioned villas in the Veneto, on Lake Garda and in Lombardy. He founded Elite Luxury Real Estate to bring to the luxury real estate market the same eye he uses on site. He does not handle negotiations: he defines and guarantees the method the team works with.

Twenty-seven years in international tourism real estate markets and a stable presence in the Dominican Republic since 2010. Luca Lodi follows properties and new developments, relationships with sellers and developers, viewings and negotiations; his profile is on the team page.

Clear roles, declared relationships
In a luxury real estate agency the value lies in trust, and trust comes from clear roles. The Real Estate team may receive a commission from the seller or developer: we declare it before any analysis and, when there is one, the reading of the property is not presented as independent.
The founder’s architecture studio is a separate business, working on behalf of its own clients. Anyone who wants an independent technical opinion on a villa can request it through a separate engagement, on properties for which neither the studio nor the agency receives payment from the seller.

How we work
Every property goes through the same three checks: an architectural reading of the design, a check on site, a comparison with declared sources. The properties read this way are in all properties; off-plan projects are on the new developments page.
We do not promise yields or capital growth: when a figure appears, it carries the name of its source and the date. Legal and tax checks remain with lawyers, notaries and professionals qualified in the country of the property.

- Italy: villas in the Veneto, on Lake Garda and in Lombardy, with the direct knowledge of the founder’s studio.
- Dominican Republic: Cap Cana, Punta Cana and Santo Domingo, with Luca Lodi.
