Luxury interiors: a system, not a catalogue

The luxury interiors of a villa do not come from adding up expensive products. They come from a system in which structure, services, materials, light, furniture and technology work together. A beautiful stone on a floor that cracks, a spectacular glazed wall that overheats the living room, an iconic sofa in a room that echoes: these are the mistakes of those who choose pieces without designing the whole.

The Villa Edit was created to avoid them. For each of the twelve systems of the house we have written a guide: what really matters, what performance to ask for, which mistakes to avoid, which brands we consider. It is the same logic with which the studio of Federico Cappellina designs the luxury interiors of the villas it signs.

The method in four steps

1. Listening to how the client lives

People come before materials: how many live in the house, how they cook, how often they entertain, how they sleep, how much they travel, what they collect. The right luxury interiors for a family with children are not the right ones for a couple who entertain often. The life brief is the first document of the project.

2. Setting the performance

For each system we define a measurable standard: insulation and airtightness, air quality, noise level in the bedrooms, colour rendering of the light, durability of surfaces, maintenance. Performance comes before brands and makes the comparison between products objective.

3. Selecting

For each system we propose three levels, Essential, Signature and Icon, with products that meet the standard. The client sees the differences in aesthetics, performance, timing and cost and decides with clear data. This is how luxury interiors become an informed choice rather than an impulse purchase.

4. Coordinating and looking after

The studio coordinates suppliers, builders and installers until handover, and delivers the villa with its file: every product, warranty, manual and maintenance date. This way luxury interiors stay beautiful and efficient over the years.

Three levels: Essential, Signature, Icon

Essential is the minimum consistent with our way of designing: high performance, honest materials, controlled cost. Signature is the choice the studio recommends: the best balance between beauty, performance and durability. Icon is the maximum, for those who want signature pieces, rare materials and advanced technologies.

The three levels make it possible to allocate the luxury interiors budget where it matters most to the people who live in the house: those who cook a lot invest in the kitchen, those seeking wellbeing in the wellness area, collectors in the light and spaces for their works.

The cost of luxury interiors: four numbers

For every item in the project we work with four numbers: the target cost, that is how much the client wants to spend; the estimated cost, that is what our database forecasts today; the quoted cost, that is the suppliers’ written offers; the contracted cost, that is what has actually been ordered. Contingency and the studio’s fees remain separate lines.

This way the client sees not only how much the luxury interiors of their villa cost, but why they cost that amount, and can move budget from one system to another with full awareness. We do not publish prices on the site: they depend on quantities, location, installation and timing, and are defined in the design.

How to choose luxury interiors: five questions

Will it last? The best luxury interiors age well: stone that can be re-honed, wood that can be repaired, fabrics that can be replaced. Does it work with the rest of the house? A floor must get along with the heating, a glazed wall with the ventilation, a lamp with the home automation. Who installs it? Installation is worth as much as the product.

Who maintains it? Service, spare parts and maintenance must be checked before buying. Is it really needed? The most elegant luxury interiors are often the most essential: few materials, few pieces, well chosen.

The performance we measure

For every system we ask for numbers, not adjectives. For structure and envelope: calculated energy demand and measured airtightness. For windows: transmittance, solar factor, sound insulation and burglar resistance class. For air: air changes, filters, carbon dioxide and humidity in the bedrooms. For light: colour temperature, colour rendering and absence of glare.

For surfaces: water absorption, frost resistance and slip class. For kitchen and bathroom: reliability, service and spare parts. For home automation: local processing and network security. These numbers make the luxury interiors of different brands comparable, beyond the name and the catalogue photograph.

Luxury interiors and climate: Italy, Dubai, the Caribbean

The same luxury interiors do not work everywhere. In northern Italy winter insulation and protection from summer heat count; by the sea, the resistance of metals, stones and fabrics to salt air; in Dubai, protection from sun and sand, cooling efficiency and the maintenance of installations; in the Caribbean and East Africa, humidity, strong winds and the local availability of service and spare parts.

This is why each guide in The Villa Edit indicates what changes depending on the location. For distant projects the studio also checks logistics, shipping times and local installers before choosing a product: a beautiful material that cannot be repaired on site is not a good luxury interior.

Luxury interiors in the studio's projects

The images in The Villa Edit come from the studio’s projects: the AV Home villa in Dueville, with its full-height glazing, black steel staircase and stone master bathroom; the MD Home villa in Verona; the villa in Lonigo with its sculptural white staircase; the Lugana Bay complex on Lake Garda. These are projects in which the luxury interiors were born together with the architecture, with a few materials repeated consistently.

After handover: the villa's file

Luxury interiors need care: filters to change, stones to treat, woods to nourish, installations to check. With every villa we deliver a digital file with products, serial numbers, warranties, manuals and maintenance dates. It is the tool that protects the house over time and supports its value, including in the event of a sale.

The file is also a practical guide for whoever runs the house: housekeepers, gardeners and maintenance technicians find in one place what each surface needs and when. Well-documented luxury interiors are easier to look after, cheaper to maintain and more convincing for a future buyer, who can see how every part of the villa was chosen and cared for.
