Anyone looking for Dubai villa prices mostly finds listing prices, that is, what the seller asks. But Dubai is one of the few markets in the world where the state also publishes what is actually paid: every sale is registered by the Dubai Land Department and ends up in its open data.

We read those registers for 2026: from 1 January to 10 October they show 9,869 villas sold, with a median price of AED 3.30 million (about €0.80 million). It is the most solid basis for understanding Dubai villa prices community by community, and we use it in every reading we do.

Which price this is, in every table of Dubai villa prices: the sale value written in the contract and registered by the Dubai Land Department, in dirhams, with the euro equivalent next to it. It is not a listing price. The register gives a single amount for each sale: it does not report the payment plan, registration fees, taxes or commissions.

How to read the tables. «m» stands for million. «Median value» is the middle value: half of the villas were sold for less than that amount, half for more. «Price of 1 m² of plot» is the villa’s price divided by the square metres of its plot. The line starting with «=», under the dirham amount, is the same figure converted into euro: it is not another price.

Dubai villa prices in 2026: the key figures

  • 9,869 villas sold in 2026 up to 10 October, with a median price of AED 3.30 million (about €0.80 million) and a median registered plot of 174 m².
  • 7,072 off-plan, i.e. 72% of the total: in Dubai a villa is mostly bought before it exists.
  • One project weighs heavily: DAMAC Islands 2 alone accounts for 3,478 registered sales.
  • Monthly registrations went from 2,115 in January to 788 in September.

The last figure should be read with care: off-plan sales are often registered in batches when a project is launched, and a few large launches at the start of the year are enough to shift the monthly count. It is an observation about the numbers, not a market forecast.

Euro values are an indicative conversion: USD 1 equals AED 3.6725 (the UAE Central Bank’s fixed peg) and EUR 1 was worth USD 1.1206 on 9 October 2026 (the ECB reference rate), so AED 1 is worth about €0.243. Dubai villa prices are paid in dirhams: the real exchange rate changes every day.

The table shows Dubai villa prices for completed homes, community by community. The price per square metre is the price divided by the registered area, which for villas is the plot and not the house (the difference is explained below): it is useful for comparing villas in the same community, less for comparing different communities, because plots and types vary a lot.

DAMAC Islands 2: the best-selling project in Dubai villa prices

In the 2026 Dubai villa prices register one project outweighs all the others: DAMAC Islands 2, with 3,478 villas sold out of 9,869, i.e. 35% of the total. The median price is AED 2.90 million (about €0.70 million) and the median registered plot is 144 m², with 2,236 sales of four-bedroom villas and 1,242 of five-bedroom ones.

The project is sold in sections, each with its own name in the register. The table of Dubai villa prices shows the six best sellers: median prices across the sections range from AED 2.82 to 2.98 million, which helps to compare an offer with what other buyers actually paid.

Dubai villa prices: plot and house, how big are they?

To read Dubai villa prices properly you need to tell two measures apart. The plot is the land the villa stands on. The built area is the sum of the floors of the house. A plot of 144 square metres can have a 203-square-metre house spread over several floors: they are different numbers, and two villas on the same plot can have very different houses.

In the register each sale has a single area, and for villas it is the plot, not the house. You can see it at DAMAC Islands 2: the register gives 144 m² for 2,150 of the 2,236 four-bedroom villas, always the same value, while the project sheet on our site (Italian version) shows four-bedroom townhouses with a house area from 203 m².

For the other communities the register uses the same field and the figures are consistent with the plot, but we have not checked it community by community: plot and built area must be read on the title deed and the drawings before an offer. The table shows the plot behind Dubai villa prices for the completed villas sold in 2026, by number of bedrooms.

In Dubai villa prices the price per square metre in the tables is therefore the price divided by the plot, not by the house. Built area and volumes are not in the register: there are no heights, volumes or building-density indices. The volumes you can build are set by the community rules and the authorities, and are read case by case: they are never included in Dubai villa prices, and anyone building must check them first.

Dubai villa prices and land: what a plot costs before you build

Anyone comparing Dubai villa prices with the cost of building from scratch starts from the land, and the register distinguishes villas from land. In land sales the area is that of the plot, and it is the most useful figure for anyone who wants to build: size, price and price per square metre of the land, without the house. The table lists the areas with at least 25 land sales in 2026 and a median price above AED 9,000 per m².

In the areas in the table the median plot is between roughly 580 and 920 m², excluding Emirates Hills. For anyone building, Dubai villa prices start with the land: it costs from AED 13,101 per m² (The Valley, Ovelle) to 56,898 (Palm Jumeirah), that is from €3,183 to €13,826 per m². In value, the median plot ranges from AED 7.29 million (about €1.77 million) (The Valley, Ovelle) to AED 45.0 million (about €10.9 million) (Palm Jumeirah).

The register shows the price of the land, not the terms of the contract or how much can be built on it: before buying a plot, the community’s building restrictions must be read, and they change from one area to the next. It is work an architect does before the offer, not after, and it changes what Dubai villa prices mean for anyone who wants to build.

Emirates Hills: the most expensive plots in Dubai villa prices

In Emirates Hills properties are registered as land, with or without the villa built on it. From 1 January to 11 August 2026 there were 14 sales, from AED 33.0 to 134.0 million (€8.0 to 32.6 million), with a median value of AED 60.0 million. Areas range from 1,283 to 3,935 m², in line with the plots described in our guide to Palm Jumeirah and Emirates Hills.

The land register counts 631 plots in Emirates Hills in all, not only those sold in 2026: they range from 1,133 to 7,946 m², with a median of 1,905 m² and half of the plots between 1,576 and 2,623 m². The plots sold in 2026 are larger than average (median 2,082 m²).

At these figures the price depends on the plot (golf or lake frontage, size, exposure) and on what stands on it: a villa to demolish, one to renovate or a new house. This is where Dubai villa prices are read better with an architect than with a table.

Palm Jumeirah: little data for Dubai villa prices

On Palm Jumeirah, from 1 January to 10 October, the register shows only 4 sales classified as villas: AED 28.6 million (registered area 413 m², Zabeel Saray); AED 60.0 million (registered area 1,754 m², Club Villas); AED 115.0 million (registered area 1,700 m², Eome, off-plan); AED 260.0 million (registered area 2,467 m², Eome). They are too few to calculate an honest median, and we do not turn them into an average.

For Dubai villa prices on the Palm, anyone assessing a house therefore has to compare the asking price with the individual registered sales of truly similar homes, one by one. It is work we do in the preliminary reading, starting from the listing.

How to use Dubai villa prices before an offer

  1. Start from the community, not the city: Dubai villa prices change more between communities than from one year to the next.
  2. Compare the same type: number of bedrooms, plot size, detached or townhouse, completed or off-plan.
  3. Look at sales, not listings: the gap between the asking price and registered Dubai villa prices is the first margin for negotiation.
  4. Add the house itself: age, condition of systems, exposure and works needed are not in the register, but they weigh on value.

The Dubai Land Department’s official index for villas went from 97.99 in 2020 to 213.18 in 2025: the market has risen a lot, and that is exactly why comparing with registered sales matters more than any promise of appreciation.
