Rock House — A futuristic villa concept for Dubai
Rock House is a villa concept by Federico Cappellina & Partners Architects: geometric lines that seem carved from rock, a white facade marked by black inserts and a large pool that reflects light onto the house. Elite Luxury Real Estate offers the design to those who want to build a villa in Dubai unlike any other.
Rock House — a sculpted architecture
More than a residence, Rock House is an experience: a bold work of living, in which volumes and angles catch the eye and invite exploration. A concept to be developed on the plot and programme of whoever chooses it.

Rock House — futuristic design and luxury living
Rock House brings a villa-sculpture to Dubai: geometry, contrast and light.
A signature concept to be built on your plot
The distinctive feature of Rock House is its geometric lines, which seem carved from rock. The structure is a play of volumes and angles; the colour contrasts, with white dominating the main facade and black inserts underlining its outlines, make it a modern, sophisticated object, recognisable from afar.
The large pool accentuates the impact of the villa: the water reflects the sunlight and creates plays of reflections on the surfaces. As well as offering relaxation, the pool is part of the composition: it is the horizontal plane from which the volumes rise.
Rock House is a concept developed in 3D by the studio and proposed for Dubai. Those who choose it buy the design and the studio’s work to turn it into a buildable house: adaptation to the plot, the community rules and the family’s programme, up to the drawings for approvals.

Rock House — the elements of the design
Three elements define the design: the sculpted form of the volumes, the pool as a reflecting plane and bright interiors open to the landscape. The adaptation to the land is built on these.
The starting idea is simple to state and difficult to build: a house that seems carved from a single block, worked by subtraction. Every cut has a function: it brings light, frames a view, creates shade. That is why developing the concept does not add elements, but checks that every inclined surface and every opening really works for those who live in the house: internal heights, access, privacy from the neighbours, protection from the sun.
A villa-sculpture also calls for a precise construction site. Continuous surfaces and sharp edges show every imperfection, so construction details are defined from the design stage: joints, connections between inclined walls and roofs, the position of building services. It is the work that distinguishes a house that ages well from one that loses its shape after a few years.

Sculpted volumes
Inclined surfaces, sharp edges and deep cuts: the volumes change appearance with the daylight, like a rock shaped by the wind.

The pool
A large pool in front of the house reflects the white facade and becomes the outdoor relaxation space: the place where the villa is looked at and lived.

Bright interiors
Large, bright spaces, full-height glazing open to the view and carefully chosen materials such as marble, wood and glass: the interiors are an ode to minimalist elegance.
DUBAI
Building Rock House in Dubai
In Dubai foreigners can buy property freehold in designated areas, under Dubai Law No. 7 of 2006 on real property registration. Many residential communities sell plots for villas to be designed: the natural ground for a concept like Rock House.
Each community sets rules on heights, setbacks, roofs and materials, and every design goes through approval by the competent authority before construction. The geometries must therefore be checked on the chosen plot: it is the studio’s first task, before any construction commitment.

Rock House — The exteriors
The white facade with black inserts and the inclined volumes seen from the garden: a villa that reads like a sculpture placed on the lawn.
Rock House — The pool
At sunset the pool reflects the sky and the facade, doubling the volumes of the house on the surface of the water.
Rock House — The geometries
Seen from above and at an angle, the villa shows the logic of the design: a few strong volumes, sharp cuts and a precise relationship with the pool and the garden.
The views from above clarify the layout: the house is arranged along the pool, leaving the garden free on the opposite side, and the main volumes interlock without overlapping. During development this scheme adapts to the shape of the plot: on a narrow, deep site the pool guides the long axis, on a wide plot the house can fan out towards the garden. The geometry changes in its dimensions, not in its character.
Entrances, the service area and parking are placed on the less exposed front, so that the side towards the pool remains free and private. These are layout choices decided with the family, but the concept already provides for them in its general lines.
Rock House — In the evening
In the evening the white volumes stand out against the dark sky and the lit openings reveal the interiors: the house changes character without losing its strength.
Rock House — comfort and technology
Rock House includes a home automation system to control lighting, air conditioning and security, and a position immersed in greenery, away from traffic. In adapting it to Dubai, the studio applies its own Federico Cappellina & Partners Architects Technology Inside protocol for air, light and energy quality.
Dubai’s climate calls for attention to large glazing: overhangs, shading and orientation must be studied on the plot to have light without overheating. The inclined surfaces lend themselves to creating deep shade and sheltered outdoor spaces, which the adaptation makes functional for the sun and winds of the site.
The relationship with the landscape is the other theme to develop on the plot. In the renderings the villa appears immersed in greenery, away from traffic: in a Dubai community this means designing the garden together with the house, with shade trees, lawn areas limited to where they are needed, species suited to the climate and efficient irrigation. The garden becomes part of the architecture, not an edge to be filled.

Full-height glazing
Large windows open the interiors to the landscape and bring natural light deep into the rooms.

Advanced home automation
Simple control of lighting, air conditioning and security, planned from the concept stage.

Fine materials
Marble, wood and glass selected for comfort and refinement, in contrast with the white of the volumes.

Design & Architecture
White and black, solid and void, inclined surface and sharp cut: the design is based on a few strong contrasts. It is an architecture that does not chase fashions, because it is born from a form, not from decoration.
The palette is deliberately reduced. Outside, continuous white surfaces and a few dark elements marking edges, openings and roofs; inside, marble, wood and glass used in large areas, without fragmenting the spaces. The development of the design chooses the real materials with a simple criterion: they must withstand the sun, sand and humidity of the Gulf and stay beautiful with little maintenance.
Light is the second material of the design. By day the inclined surfaces create sharp areas of shade that draw the house; in the evening grazing light enhances the edges and the pool becomes a luminous surface. In the adaptation, the outdoor lighting is studied together with the architecture, not as a final addition.
THE DESIGN
Buying Rock House: from concept to built villa
It starts from the plot: with the studio, the community rules, dimensions and orientation of the land are checked. Then the concept is developed into a design, with the layout of the spaces decided with the family and the drawings for approvals and tendering. The client buys the design and can also entrust the studio with the artistic direction of construction.
Starting from a signature concept means having already solved the most difficult part, the architectural idea, and working on the rest with the time it takes. The four stages are checking the plot, developing the design, the documents for construction and, if requested, the studio’s presence during the works for materials, lighting and finishes.

Rock House: a luxury villa concept to be built in Dubai
Rock House is offered by Elite Luxury Real Estate with the studio Federico Cappellina & Partners Architects, its author. To those buying a villa plot in Dubai it offers an immediately recognisable architecture, designed to stand out in communities where many houses look alike.
The value of a villa depends on the community, the plot and the quality of the design. Rock House works on the last point, the one the owner truly controls.
Rock House is designed for those who see their home as a personal expression: collectors, entrepreneurs, families who spend part of the year in Dubai and want a residence that reflects a precise taste. Developing the design makes it possible to shape the interior spaces around this use — receiving guests, working from home, hosting the extended family — with the same exterior architecture.

Why build Rock House in Dubai
Dubai combines freehold ownership for foreigners in designated areas, residential communities with villa plots and the possibility of obtaining the UAE Golden Visa with a real estate investment of at least AED 2 million, according to the official UAE government portal (u.ae). It is a context in which a signature design makes a difference over time.
Before choosing Rock House it is worth settling three points with a local consultant: the community’s building rules, up-to-date construction costs and approval times. Elite Luxury Real Estate and the studio help you put them in order, with professionals qualified in the Emirates.
The documents the studio prepares during development are those needed to decide with certain data: survey and check of the plot rules, architectural design with plans, sections and elevations, structural and services schemes to be developed with local engineers, a schedule of materials and finishes, and the tender package. With these drawings the client compares builders’ offers on the same basis and knows the construction cost before starting.
The role of Elite Luxury Real Estate is to support the client on the real estate side: choosing the community and the plot, contacts with licensed agents and consultants, reading the running costs. The studio Federico Cappellina & Partners Architects remains the author of the design and the reference for all architectural choices.
