DAMAC Islands 2 — Villas and Townhouses in Dubailand, Dubai

DAMAC Islands 2 is DAMAC Properties’ new off-plan community of villas and townhouses in Dubailand: eight clusters named after tropical islands, swimmable lagoons and more than 45 amenities. Completion expected by the developer: June 2030.

DAMAC Islands 2 — Dubailand, Dubai

Townhouses with 4 and 5 bedrooms, 5-bedroom twin villas and 6-bedroom villas, spread across eight clusters — Bahamas, Tahiti, Bermuda, Barbados, Cuba, Maui, Mauritius and Antigua — around a system of lagoons and parks covering about 186 hectares (20 million square feet, according to DAMAC).

DAMAC Islands 2 — The project

DAMAC Islands 2 extends the DAMAC Islands community in Dubailand: off-plan family homes, lagoons and amenities designed like a permanent resort.

Welcome to DAMAC Islands 2: what you actually buy

DAMAC Islands 2 is a residential master plan by DAMAC Properties in Dubailand, the area south-east of central Dubai along Sheikh Mohammed Bin Zayed Road. The developer presents it as the second phase of DAMAC Islands: the same idea of a community built around water, with a wider programme of amenities. Homes will be handed over when the project is complete: today you buy off-plan, directly from the developer, with a time-based payment plan.

The offer is made of family houses, not apartments: terraced townhouses with 4 and 5 bedrooms, 5-bedroom twin villas — two semi-detached homes, each with its own entrance and garden — and detached 6-bedroom villas with a maid’s room. Saleable areas in the brochure range from 203 sq m for the 4-bedroom townhouse to 583 sq m for the 6-bedroom villa.

What does this mean for a buyer from Europe? That DAMAC Islands 2 is not a beach home: it is a suburban community designed for families, with greenery, swimmable lagoons and amenities close to home, 15 to 40 minutes by car from Dubai’s main districts according to the distances given by DAMAC. The value of the choice depends on the cluster, the home type and the position of the plot within the cluster: that is why the first thing to ask DAMAC for is up-to-date availability, cluster by cluster.

Elite Luxury Real Estate works with DAMAC as an agent and says so. The information on this page comes from the project’s official documents — brochure, fact sheet, launch price lists and payment plans — and from the Dubai Land Department’s public register of sales, quoted below with its dates. Where a figure is a developer’s promise, we say so.

DAMAC Islands 2 — Amenities and lifestyle

DAMAC organises the amenities of DAMAC Islands 2 around five pillars — nature, wellness, adventure, social life and culture — with more than 45 announced amenities: swimmable lagoons, parks, a spa, outdoor gyms, a climate-controlled dome, a food market, co-working spaces and bike and e-scooter lanes.

These amenities are planned and will be built together with the community: opening dates for each space, and the service charges that will maintain them, should be requested from the developer before signing.

DUBAILAND

Living in Dubailand: where DAMAC Islands 2 is

DAMAC Islands 2 is in Dubailand, the large area south-east of the city where many off-plan villa communities have been launched in recent years. According to the distances given by DAMAC, Sports City, Motor City and DAMAC Hills are about 15 minutes away, the Expo 2020 district 20, Al Maktoum airport 23, the Burj Khalifa area 25, the Burj Al Arab 35 and Dubai International Airport 40 minutes by car.

These are times without traffic: anyone working downtown or in Dubai Marina has to factor them in every day. In return Dubailand offers larger plots, new communities and lower prices than central areas. For a family looking for space, greenery and schools within driving distance, it is a different trade-off from a city apartment: it should be chosen for how you want to live, not only for the price.

A practical tip: before choosing a cluster, look at its position on a map relative to the community entrances and the lagoons. In a master plan of this size, two identical homes in different clusters can have very different access times, views and quiet.

DAMAC Islands 2 — The luxury villas

The DS-V45 villa: 6 bedrooms plus a maid’s room, 583 sq m of saleable area over ground floor, first floor and roof level, with a garden and private pool. In the brochure, the living areas are finished in Calacatta Oro-effect porcelain, brushed brass and walnut veneer.

An architect’s note: the ‘marble’ in the images is mostly porcelain that imitates stone, a practical and durable choice but different from natural marble. DAMAC states that finishes may change and that the furniture shown is not included: ask for the specification in writing before signing.

DAMAC Islands 2 — The twin villas

The DSTW twin villa: two semi-detached homes, each with its own entrance, garden and parking, 5 bedrooms plus a maid’s room and 324 sq m over three levels. It is the type designed for those who want more space than a townhouse without reaching the price of a detached villa; the brochure offers it in a light and a dark material scheme.

DAMAC Islands 2 — The lagoons

A swimmable lagoon, kayak canals, green islets, jetties, a waterfall with a restaurant and caves for barbecues: water runs through the community and links the clusters. It is what sets DAMAC Islands 2 apart from villa communities with greenery alone.

DAMAC Islands 2 — The townhouses

Terraced townhouses with 4 and 5 bedrooms, in middle and end versions, with a private garden and terraces: from 203 to 293 sq m of saleable area. It is the most numerous type in the project and the one with the lowest entry price.

DAMAC Islands 2 — Everyday spaces

Beyond the lagoons, DAMAC Islands 2 plans spaces for sport, work and social life: a treetop adventure area, a cultural square with a food market and stage, a solar park with charging for electric mobility and a clubhouse with co-working. These spaces, more than the finishes, make the everyday quality of a suburban community.

DAMAC ISLANDS

DAMAC Islands 2 in the public register: what the sales say

DAMAC presents DAMAC Islands 2 as the sequel to DAMAC Islands, the first island-themed community in Dubailand: the developer’s bird’s-eye view shows the two communities side by side. Continuity matters to buyers, but each phase has its own completion dates, to be checked separately.

The Dubai Land Department’s public register shows how much demand the project has. From 1 January to 10 October 2026 it recorded 3,478 villa sales at DAMAC Islands 2: 35% of the 9,869 villas sold in Dubai in the period and 49% of those sold off-plan. The median value is AED 2.90 million, about €705,000.

Two caveats for reading these numbers. The register records a single amount per sale, without payment plan, fees or commissions. And for villas the registered area is the plot, not the house: at DAMAC Islands 2 the most frequent value is 144 sq m, while the 4-bedroom house measures 203 sq m of saleable area according to the brochure. The two figures should not be confused.

DAMAC Islands 2 — Floor plans

Floor plans of the five DAMAC Islands 2 home types from the official brochure: DS-V45 villa with 6 bedrooms (583.09 sq m), DSTW twin villa with 5 bedrooms (324.44 sq m), DSTH-E end townhouse with 5 bedrooms (293.41 sq m), middle townhouses DSTH-M2 with 5 bedrooms (262.85 sq m) and DSTH-M1 with 4 bedrooms (203.04 sq m), plus the cluster plans for Bahamas, Bermuda and Cuba, and Tahiti. Areas are saleable and indicative.

The 5- and 6-bedroom types are on three levels, with a roof level and its terrace; the 4-bedroom townhouse on two. Room sizes, orientation and outlook should be checked on the plan of the individual plot, not on the home type: it is the first document to ask for.

DAMAC Islands 2: launch prices, payment plan and completion

Launch price list (November 2025, starting prices given by DAMAC): 4-bedroom townhouses from AED 2.75 million (about €668,000), 5-bedroom townhouses from AED 3.47–3.57 million (€843,000–867,000), 5-bedroom twin villas from AED 4.86–5.00 million (€1.18–1.21 million) and the 6-bedroom villa from AED 9.51 million (about €2.31 million) in the Bahamas 1 cluster. Prices and availability change with each release: current ones must be requested.

Why buy in Dubai: the rules to know

Beyond DAMAC Islands 2 itself, the framework of rules matters. In Dubai foreigners can buy freehold in designated areas, under Law No. 7 of 2006; in off-plan sales the buyer’s payments go into the project’s escrow account, under Law No. 8 of 2007. A property investment of at least AED 2 million can give access to the Golden Visa, on the Dubai Land Department’s conditions.

For mortgages, the UAE Central Bank sets a maximum loan of 50% of the value for off-plan property: off-plan buyers must rely mainly on their own capital, as the DAMAC Islands 2 payment plan shows. For residents of Italy, property abroad must be declared in form RW of the tax return.

Frequently asked questions — DAMAC Islands 2

When will DAMAC Islands 2 be completed?

The launch payment plan gives 30 June 2030 as the expected completion date. It is the developer’s forecast: the date that counts is the one in the sale and purchase agreement, to be read together with the clauses on delays.

Yes. In Dubai foreigners can buy freehold in designated areas under Dubai Law No. 7 of 2006, and the sale is registered with the Dubai Land Department. In off-plan sales payments go into the project’s escrow account (Law No. 8 of 2007).

At launch (November 2025) DAMAC gave prices from AED 2.75 million for the 4-bedroom townhouse, about €668,000, up to AED 9.51 million for the 6-bedroom villa. In the 2026 public register the median value of villa sales at DAMAC Islands 2 is AED 2.90 million. Current prices change with each release and must be requested.

The launch plan provides a 20% deposit, 55% in 47 monthly instalments during construction and 25% on completion. Dubai Land Department registration (4% of the price) is paid on top of the deposit. For a mortgage on an off-plan property the UAE Central Bank sets a maximum of 50% of the value.

The townhouse is a terraced house with 4 or 5 bedrooms (203–293 sq m); the twin villa is a semi-detached house with its own entrance and garden and 5 bedrooms (324 sq m); the DS-V45 villa is detached, with 6 bedrooms, a maid’s room and a pool (583 sq m). Saleable areas from the official brochure.

We have an agency agreement with DAMAC, which is why we declare it on every page presenting its projects. The information on this page comes from the project’s official documents and the Dubai Land Department’s public register; prices, availability and conditions must always be confirmed in writing by the developer.
