Hospitality & Gastronomic Assets

Hotels and resorts for sale and restaurant assets for qualified investors, in Italy and Punta Cana: documented assets, attributed data, a single contact.
THE SEGMENT

Hospitality & Gastronomic Assets: investing in dining and hospitality

Hospitality & Gastronomic Assets is the Elite Luxury Real Estate segment devoted to hotel, restaurant and gastronomy-related assets: gastronomic markets, restaurants, entertainment venues, hotels. They are assets for investors and operators, not homes: they are read by perimeter, specification and operator before they are read by square metres.

Today we present two countries. In the Dominican Republic, in Punta Cana, the OCEANA complex with two separate restaurant assets: a gastronomic market and a show restaurant. In Italy, hotels and resorts for qualified investors, in Milan and in Sardinia. The pages are organised by country and by city, so that anyone searching in an area finds all the assets in that area.

WHAT WE MEAN

Hospitality & Gastronomic Assets: the three families of assets

By hotel assets we mean hotels, resorts and residences with services, assessed by rooms, management and brand. By restaurant assets we mean restaurants, entertainment venues and gastronomic markets, assessed by areas, seats, kitchens and operator. By gastronomy-related property we mean the spaces that serve the chain — commercial units, kitchens, storage rooms, cold rooms — assessed by what they allow you to do.

Today the pages concern the second family, with OCEANA in Punta Cana, and the first, with hotels and resorts in Italy. The third will follow when we have verifiable documents: we present only assets for which we hold the proposing party’s documentation.

THE ELRE READING

Hospitality & Gastronomic Assets: how we read an asset before proposing it

Before a page like this we always ask for the same things: the final perimeter with the table of areas; the specification of every delivery configuration; the terms of title and management of the common areas; the permits for the business; the common charges; the operator’s profile. These are the items that decide what the asset really costs and what can be done with it.

Where the documents do not answer we say so. We publish no revenues, occupancy or returns that are not in a document: a figure without a source is not information but a promise.

THE METHOD

How we present Hospitality & Gastronomic Assets: documents and declared data

Every figure on this page comes from a developer document: the OCEANA teaser of October 2025 and the project presentation. The economic values are the indications the developer gave in conversation, still to be confirmed in writing. Where a figure is an assumption or a promise, we write it as such; where it is missing, we say so and ask for it.

For the same reason we publish no revenues, occupancy or returns: they are not in the documents, and a figure without a source is not information but a promise.

HOW IT WORKS

Hospitality & Gastronomic Assets: from document to contact in four steps

The path is always the same. First: we receive the asset’s teaser and presentation from the developer. Second: we report on the page only the data that are in the documents, with the source, and we separate what is declared from what is our own calculation. Third: we list what the documents do not say. Fourth: those interested ask for information and Luca Lodi, with the Real Estate team, gathers in writing, from the developer, the full presentation, floor plans and delivery specifications.

For anyone who is not an operator in the trade, our advice is to team up with one before assessing the figures: a gastronomic market or a restaurant with a show is judged on the plan and the specification through the eyes of whoever will have to run it.

FAQ

Frequently asked questions about Hospitality & Gastronomic Assets
