Safa Two
INTRODUCING
Safa Two Dubai, the jewel on Sheikh Zayed Road
Safa Two is DAMAC Properties’ residential tower on Sheikh Zayed Road, branded by the Swiss high-jewellery house de GRISOGONO. It rises opposite Safa One, and together the two towers will form a kind of gateway between central Dubai and its newer districts. Its shape recalls a cut diamond; the house’s ruby red will run through the lobby, interiors and furniture. Residences range from studios to three bedrooms, up to the penthouses.

THE PROJECT
Safa Two de GRISOGONO: a tower inspired by rubies
de GRISOGONO is a high-jewellery house founded in Geneva, known for rubies and coloured stones. At Safa Two the brand leads the interior language: scarlet red from the lobby to the furniture, red marble in the penthouse bathrooms, dramatic chandeliers. With its diamond-cut silhouette, the tower is designed to be recognisable from afar along Sheikh Zayed Road.
Apartments will use movable walls to change the layout whenever you want: a useful detail for anyone who plans to use the home in different ways over time, from family residence to pied-à-terre. The official plans show studios, one, two and three bedrooms from level 11 to level 72, with layouts that change from floor to floor.

AMENITIES
From the podium beach to the 85th floor: Safa Two's amenities
On the podium, an artificial beach with a pool among real palm trees, inspired by the beaches of Navagio and La Concha. On the 60th floor the Ruby Heart, the red heart visible on the façade, will host the ‘sapphire’ infinity pool and restaurants. Above the Ruby Heart will be the Super Luxury floors.
The 85th floor is the most unusual: a ‘fog forest’, a mist-shrouded tropical garden that DAMAC presents as the highest in the world, an observatory, an edge walk on the rim of the tower and a spiralling glass slide. These are spectacular amenities: anyone buying to live there should ask how they will be run, how much they will add to service charges and whether they will also be open to the public.

PRICES
Safa Two: launch prices and payment plan
The launch price list gives starting prices of AED 788,000 for a studio (about €191,000), AED 1.64 million for one bedroom (about €399,000), AED 2.24 million for two bedrooms (about €544,000) and AED 2.83 million for three bedrooms (about €688,000). Prices and availability change with each release: current ones must be requested.
The launch payment plan provides a 20% deposit, 70% in 19 instalments up to month 57 after signing and 10% on completion; Dubai Land Department registration (4%) is paid on top of the deposit. The official documents do not give a completion date: ask DAMAC for it and read it in the contract. Exchange rates used: USD 1 = AED 3.6725 and €1 = USD 1.1206 (ECB, 9 October 2026).

THE ELRE READING
What to check before buying at Safa Two
Safa Two is an off-plan project with a long payment plan: 90% is paid before completion. It is worth checking that payments go into the project’s escrow account (Dubai Law No. 8 of 2007), reading the clauses on delays and asking for the contractual completion date, which the marketing documents do not give.
Then floor and view: in such a tall tower the same layout is worth different amounts on the lower floors and above the Ruby Heart. Finally service charges: suspended pools, a fog forest and an edge walk are expensive to maintain, and the owners’ share should be requested in writing before signing.

THE AREA
Safa Two on Sheikh Zayed Road: the location
Sheikh Zayed Road is the axis that crosses Dubai from north to south, linking the centre with Dubai Marina and Jebel Ali. DAMAC describes the stretch where Safa Two stands as the city’s ‘golden mile’: Safa Two and Safa One, facing each other, will mark the passage between the historic centre and the newer districts. From the upper floors the brochure promises views of the Dubai Canal, Burj Al Arab, The World islands and Palm Jumeirah.
As architects, one note: living on a multi-lane artery means asking for the acoustic performance of the glazing and understanding from which floor upwards traffic noise is no longer heard. This is technical information the developer can provide and, in a tower of this height, it changes the use value of the lower floors compared with those above the Ruby Heart.
UPPER FLOORS
Safa Two: penthouses and the floors above the Ruby Heart
Above the Ruby Heart on the 60th floor, Safa Two devotes its highest levels to Super Luxury residences and penthouses. The official plans show three-bedroom apartments on levels 67 to 72, with layouts changing on each floor; the penthouse renders show double-height living rooms, sculptural staircases, red-marble bathrooms and private pools suspended over the city.
For those seeking a showcase home in Dubai these are the most interesting units, but also the ones to read most carefully: a penthouse is worth its view and outdoor spaces, and in such a tall tower wind and sun on the terraces change the real use a great deal. For these units we ask for the floor plan, exposure data and the finishes specification before any commitment.

BRANDED RESIDENCES
Buying a branded residence like Safa Two: what you actually pay for
Safa Two is a ‘branded residence’: a residential building that carries the name of a fashion or jewellery house and uses its language in the common areas and interiors. For a buyer this means three concrete things. The first is everyday experience: lobby, services and shared spaces are designed to live up to the brand. The second is market recognition, which in Dubai matters both for resale and for letting to an international clientele. The third is cost: hotel-style services and rich common areas translate into higher service charges than an unbranded residential building.
Our advice is always to ask for three documents before signing: the agreement between developer and brand regarding the services guaranteed over time, the service-charge estimate and the building rules on short-term lets. These three items, more than the purchase price, decide how much the home will earn and cost over the years.

FROM EUROPE
Buying at Safa Two from Europe, step by step
It starts with availability: the team asks DAMAC for the free units at Safa Two, with the floor plan and orientation, and compares layouts and views. Once a unit is chosen, the developer issues a reservation form; then comes the sale and purchase agreement, to be read with a legal adviser in the Emirates, and registration of the sale with the Dubai Land Department, with payment of the 4% registration fee.
In off-plan sales payments go into the project’s escrow account, required by Dubai Law No. 8 of 2007: it is the most important check to make on every transfer. For Italian residents there is also the tax side: property abroad must be declared in form RW of the Italian tax return. The team follows each step in writing, with documents that stay with the client.
THE METHOD
How we present Safa Two: documents, public data, declared relationships
Every figure on this page about Safa Two comes from a document: DAMAC’s official brochures and price lists, the Dubai Land Department’s public register of sales, Dubai laws and the press sources cited with their dates. Where a figure is a developer’s promise — a completion date, an announced amenity — we write it as such. Where a figure is missing, we say so and ask for it in writing.
Elite Luxury Real Estate works with DAMAC as an agent and declares it on every page presenting its projects. That is exactly why we keep facts separate from marketing descriptions: anyone assessing a purchase in Dubai from afar must be able to tell what is certain, what is expected and what still needs checking.

AT HANDOVER
At Safa Two handover: the checks to make
The most delicate moment of an off-plan purchase is handover. Before signing the Safa Two handover report it is worth having the apartment inspected by an independent professional, with a list of defects for the developer to fix: finishes, systems, windows, bathroom falls, home automation. The brochure images are illustrative: the reference is the specification attached to the contract.
After handover three practical topics open up: who will manage the apartment when the owner is away, how service charges are paid and which utilities must be connected in the owner’s name. The Elite Luxury Real Estate team gathers these points in writing before the purchase, so that the real cost of ownership is clear from day one and not a surprise once the works are finished.

FAQ
Safa Two: frequently asked questions
On Sheikh Zayed Road, opposite Safa One, DAMAC’s other de GRISOGONO-branded tower.
At launch prices started at AED 788,000 for a studio and AED 2.83 million for three bedrooms (about €191,000–688,000). Current prices must be requested from DAMAC.
20% deposit, 70% in 19 instalments by month 57, 10% on completion, plus 4% Dubai Land Department registration.
The official documents we have do not give a completion date. We ask DAMAC for it in writing: the date that counts is the one in the contract.
It is the red ‘heart’ halfway up the tower, on the 60th floor, with an infinity pool overlooking Sheikh Zayed Road and restaurants.
It is a Swiss high-jewellery house founded in Geneva, known for rubies and coloured stones. At Safa Two it signs the interior language, with ruby red as the common thread.
A fog forest — a mist-shrouded tropical garden — an observatory, an edge walk on the rim of the tower, a spiralling glass slide, cafés and restaurants.
The official plans show studios and one-, two- and three-bedroom apartments from level 11 to level 72, with layouts changing from floor to floor, plus penthouses.
They are two separate DAMAC towers facing each other on Sheikh Zayed Road: according to the brochure, together they will form a kind of arch between central Dubai and the newer districts. Safa Two is the de GRISOGONO-branded tower; each tower has its own units, prices and timing, to be checked separately.
It depends on the unit, the building rules and Dubai’s short-let regulations. Before buying we ask in writing whether and how letting is allowed and which service charges apply to the unit, because these two items decide the real return.
The unit plan and the floor plan with orientation, the finishes specification, the current payment plan, the contractual completion date, the service-charge estimate and the building rules. These are the documents that make it possible to compare two units and understand the real cost of ownership.
The launch documents do not state the service charges. We ask DAMAC for them in writing and compare them with the Dubai Land Department’s official service charge index, which publishes values by building once the project is registered.
A property investment of at least AED 2 million can give access to the UAE Golden Visa, on the Dubai Land Department’s conditions. For units still off-plan the specific conditions should be checked with the DLD before buying, not after.
We have an agency agreement with DAMAC, which is why we declare it. Prices, availability and conditions must always be confirmed in writing by the developer.
