Lake Como real estate: an architect's guide to choosing and buying a villa
Lake Como real estate: areas, asking prices, landscape rules and the 12 checks an architect makes before choosing a villa, with official sources.
Lake Como real estate: how to choose well
Anyone looking at Lake Como real estate finds mostly listings: useful to see what is on the market, but they do not tell you whether a villa suits you, or what it may hide. This guide does something else. It explains the areas of the lake, how to read the prices, which landscape rules apply and the 12 checks an architect makes before saying whether a villa on the lake deserves an offer.
A note on method: we have no villas for sale on Lake Como in our catalogue and we do not broker in this area. What follows is a technical reading, with public sources cited, to use alongside the work of your agent and your notary.
Lake Como real estate at a glance
- Five areas that are very different: Como and Cernobbio, the western shore with Tremezzina and Menaggio, Bellagio and the Larian Triangle, the Lecco shore, the upper lake.
- Asking prices run from about 2,400 to over 5,400 euros per square metre in the towns the portals measure, but they are advertised prices for apartments, not for villas.
- A belt of 300 metres from the shore is under landscape protection, including land rising above the lake.
- The landscape authorisation is a separate act from the building permit and lasts five years.
- Twelve checks before an offer, from the slope to the jetty, from winter shade to the drains.

The five areas of Lake Como real estate and what changes between them
Lake Como is shaped like an upside-down «Y»: two branches in the south, Como to the west and Lecco to the east, which meet in front of Bellagio, and a single branch running north to Colico. Villas change a great deal from one stretch to another in landscape, hours of sun, access and rules. The table is a map to find your way, not a ranking.
| Area | Character | Typical homes | Check first |
|---|---|---|---|
| Como and Cernobbio | The first basin, close to Milan and Switzerland; the city and the earliest villas on the lake | Historic villas with parks, 20th-century villas, contemporary villas on the hills | The 300-metre belt, access and parking, winter shade from the mountains |
| Tremezzina, Menaggio and the western shore | The middle of the lake: sun, villages, ferry piers and period villas | Period villas, village houses, villas on the slope with a view | Restrictions on historic buildings, embankments and retaining walls, access from the main road |
| Bellagio and the Larian Triangle | The promontory between the two branches of the lake, views in every direction | Villas on the slope, houses with terraced gardens | Terracing, water and drainage, narrow roads and seasonality |
| The Lecco shore: Lecco, Varenna, Bellano | The eastern branch, with steep slopes; asking prices lower than on the western branch | Villas on the slope, fishermen’s houses, buildings to recover | Landslides and slope stability, winter sun hours, state of the buildings |
| The upper lake: Colico and around | The northern stretch towards the Colico plain; among the lowest asking prices on the lake | Houses and villas of different kinds | Exposure and wind, distance from services, state of the buildings |

Lake Como real estate prices: how to read them
No portal publishes an average price for lake villas alone. The most recent public figures are the asking prices for apartments of one to five rooms, collected by Casa.it in May 2026 (in Italian):
| Town | Average asking price, €/m² | Source and date |
|---|---|---|
| Menaggio (CO) | 5,461 | Casa.it, May 2026 |
| Tremezzina (CO) | 4,435 | Casa.it, May 2026 |
| Cernobbio (CO) | 4,264 (Casa.it) · 4,736 (Immobiliare.it) | May 2026 |
| Lake Como average | 3,765 | Casa.it, May 2026 |
| Bellano (LC) | 3,075 | Casa.it, May 2026 |
| Perledo (LC) | 2,916 | Casa.it, May 2026 |
| Colico (LC) | 2,405 | Casa.it, May 2026 |
For Cernobbio another portal, Immobiliare.it, gives 4,736 euros per square metre in May 2026: the gap with Casa.it comes from each portal’s method. The figures are only indicative, for three reasons: they refer to apartments, not villas with a park and a shoreline; they are sellers’ asking prices, not sale prices; and a lakefront villa normally sits above the town average, because its value depends on shore, view, park and condition.
For an official reference use the Italian Revenue Agency’s property market observatory (OMI), which publishes ranges by zone and condition, and have the villa you like valued by a surveyor: the price of a villa is built case by case.

Five kinds of luxury villas on Lake Como and what an architect looks at in each
The historic villa with a park
Villas from the late 19th and early 20th century, with Italian gardens, staircases, glasshouses and sometimes a private jetty. The charm is in the details and the risk in upkeep: decorations, the park, systems layered over time. The architect first reads the restrictions on the building and the garden.
The 20th-century villa to renovate
Built between the 1920s and the 1970s, often with terraces and verandas added later. It is the chance to redo systems and envelope, but it needs a rigorous check of building conformity and structure before you imagine the project.

The contemporary villa
Recent or recently renovated houses, with large glazing, a pool and home automation. Here you check construction details: waterproofing, drainage, quality of windows, because a view of the lake also means exposure to sun, wind and damp.
The villa on the slope with a view
Spread over several levels, with terraces and retaining walls. The view is often excellent and so is the maintenance cost of the slope: the surveyor studies walls, drainage, embankments and access.
The village house and the fisherman's house
Compact houses on the waterfront of the villages, with a narrow shore and little garden. They are the most tied to the rules of historic centres and to concessions on the lake’s public domain.

The 300-metre belt and the landscape authorisation: the rules on the lake
The Italian Code of Cultural Heritage and Landscape places under landscape protection the land adjoining lakes within a belt 300 metres deep from the shoreline, and the text adds «also for land rising above the lakes» (art. 142, paragraph 1, letter b, in Italian). The restriction does not apply to areas that on 6 September 1985 lay in homogeneous zones A and B of the planning instruments, and to some other zones only under certain conditions (paragraph 2 of the same article): the municipality tells you which case your house falls into.
Where the restriction exists, works that change the external appearance of a building (an extension, a pool, a change of windows or colours) need the landscape authorisation of art. 146, except for the exclusions and simplified procedures set by law. The authorisation is a separate act from the building permit, must be obtained first and lasts five years. In practice, if you are looking at Lake Como real estate: ask the municipality in writing, before buying, whether the house is restricted and whether the work you have in mind is allowed.
The text of the Code is on Normattiva. In Lombardy the Regional Landscape Plan (DCR VIII/951 of 19 January 2010) devotes art. 19 of its rules and maps D1a–D1d to the Insubrian lakes (Regione Lombardia, in Italian); the competent Superintendency for the provinces of Como and Lecco is the SABAP for Como, Lecco, Sondrio and Varese.

Lake Como real estate: the 12 checks of an architect before an offer
They are the same checks we use for every villa, adapted for Lake Como real estate. Do them with a surveyor, in two seasons if possible:
- The 300-metre belt and the landscape restriction. Ask the municipality whether the house falls within 300 metres of the shoreline, or on land rising above the lake: it changes what you may alter. It applies to the villa on the water and to the one on the slope facing it.
- Building and cadastral conformity. Compare the approved project, the actual state and the cadastral plan. Lake Como villas often have extensions, verandas and terraces built at different times: irregularities are regularised before the purchase, not after.
- Slope and retaining walls. A villa on a slope lives on terraces and walls. A surveyor must read the state of the walls, the drainage of rainwater and, on the steepest shores, the history of landslides or slips in the area. The national landslide inventory (IFFI) of ISPRA can be consulted online on the IdroGEO platform (ISPRA).
- Lake level and water. For houses on the water, ask for the history of the lake’s rises and the flood-hazard maps that the municipality and the river basin authority make available: a photograph does not tell you. The lake level is regulated by the Olginate dam, run by the Adda Consortium, which keeps it between −0.50 and +1.20 metres relative to the zero of the Fortilizio gauge and publishes hydrological data (Consorzio dell’Adda, in Italian).
- Jetty, boathouse and access to the water. A jetty or a boathouse is not an accessory of the house: it needs a concession on the lake’s public domain, which in Lombardy is granted by the competent lake basin authority under regional regulation 9/2015 (Autorità di bacino del Lario, in Italian). Ask for the document, the expiry and the conditions, and check that it matches what you see.
- Access, parking and the road. Many lake villas are reached by narrow, one-way or waterside roads. Try the access by car, the guests’ parking and whether an emergency vehicle can get through. On the western shore the road is the state road 340 «Regina», for which ANAS has announced temporary closures for landslides on some stretches (ANAS notice, in Italian).
- Sun and shade in winter. The mountains take away hours of light, above all in the narrower branches and on north-facing shores. Visit in winter, or ask for a shade study: it changes comfort and heating costs.
- Damp and materials. Near the water, damp attacks plaster, windows and timber or iron structures. Ask for the maintenance history of facades and roofs and measure the humidity in basement rooms.
- Drainage and sewage. Check where the waste water goes: sewer, treatment plant or tank. Near a lake the rules on discharges are strict, and a non-compliant system can become an unexpected cost.
- Systems and safety. Boiler or heat pump, electrics, home automation, fire safety: often added in phases. Ask for diagrams, declarations of conformity and the energy performance certificate.
- Garden, trees and historic park. Historic parks and gardens may carry restrictions on felling, pruning and works. Ask what can be changed and what it costs to maintain: in a period villa the garden weighs as much as the house.
- The view, privacy and what may change. The view is the main value and the first thing that can change: check the land-use plan for the plots in front and beside, the distance from neighbours and what can be built.

Buying Lake Como real estate if you are not Italian
Citizens of the European Union face no limitations; for citizens of non-EU countries the condition of reciprocity of art. 16 of the preliminary provisions to the Civil Code applies, and the notary checks it (with exceptions for countries tied to Italy by bilateral investment treaties: Ministry of Foreign Affairs).
For the purchase taxes, which are the same across Italy, see the Italian Revenue Agency page and the summary in our guide Luxury villas in Tuscany: villas registered as A/1, A/8 and A/9 do not get the «first home» relief. Rates and rules change: have the notary confirm the calculations on your case.
Living in the villa or renting it out: seasons, costs and short lets
A lake villa is lived in differently in the four seasons, and the choice between a holiday home and a house to live in all year changes the criteria: in summer the garden, shore and access to the water count; in winter, sun, heating, roads and distance from services. Those who buy thinking only of July and August often find that for the rest of the year the house weighs more than expected.
The running costs of a lake villa are those of a large house and garden, plus some particular items: maintenance of facades and windows exposed to damp, care of the jetty and boathouse if there are any, the park and retaining walls, heating of large volumes. Ask the seller for the last three years’ expenses, not an estimate: the difference between the two figures is information.
If you plan to rent the villa out when you are not using it, short lets need the CIN, the national identification code mandatory since 1 January 2025 (Ministry of Tourism, in Italian), as well as the municipality’s rules and the tax treatment: talk to your accountant before buying, not after.

Renovating, extending or building on the lake: what an architect can do
Many buyers are not looking for a finished villa but for a house to transform. On the lake the transformation has three constraints that must be read together: the municipality’s land-use plan, which says what can be built; the landscape restriction, which says how; and the conditions of the place, meaning slope, water, sun and access, which say what makes sense. An architect who knows all three can tell you, before the offer, whether the project you have in mind is feasible, how long it takes and with what margin of risk.
For houses to renovate the right question is not «how much does it cost to redo?» but «what may I redo, and with which permit?». A veranda closed without a title, an extension half-regularised or a change of use never declared can change the value of a villa and the time needed to put it in order. If you have a villa in mind, the preliminary reading starts exactly here.
How we read Lake Como real estate: the ELRE method
Every assessment of a lake villa goes through three checks, always in the same order: the architectural reading of the project, the check on the ground by someone who lives or works in that market, the comparison with declared sources. The real estate work is done by the Real Estate team; the founder, architect Federico Cappellina, guarantees the method.
The architecture studio is a separate activity, with its own client commissions: if you want to design or renovate a villa, the way is Signature Architecture, and on the lake the studio has also written the guide build a house in Lake Como. The full method is on the method page.

Frequently asked questions about Lake Como real estate
How much does Lake Como real estate cost?
There is no single price: it depends on town, shore, view, park, condition and restrictions. As a starting point use the OMI quotations for the zone and have a surveyor read the villa. The average prices published by portals concern apartments and are asking prices: in May 2026 Casa.it gave 3,765 euros per square metre for the lake as a whole.
How much do luxury villas on Lake Como cost?
There is no reliable public price series for luxury villas on the lake: portals publish asking prices for apartments, and a lakefront villa is priced on shore, view, park, condition and restrictions. Use the OMI quotations as a floor for the zone, compare with the asking prices in the table above, and have a surveyor value the villa you are considering before you make an offer.
Is Lake Como an expensive place to buy a home?
In the Casa.it survey the lake average is 3,765 euros per square metre, with some towns far above it (Menaggio at 5,461) and the upper Lecco shore far below (Colico at 2,405). Those are asking prices for apartments: villas on the shore normally sit above these averages.
Which is the best area for Lake Como real estate?
It depends on what you look for: the western shore (Tremezzina, Menaggio) for sun and villages, Bellagio for its central position, Como and Cernobbio for the proximity to Milan and Switzerland, the Lecco shore for lower asking prices. The table of the five areas summarises what to check in each.
Where is Lake Como?
In Lombardy, in northern Italy, in the provinces of Como and Lecco. It has the shape of an upside-down «Y», with the cities of Como and Lecco at the ends of its two southern branches.
Can a foreigner buy a villa on Lake Como?
EU citizens without limitations; non-EU citizens subject to the condition of reciprocity checked by the notary, with exceptions for countries with bilateral investment treaties.
What does it mean that a villa is in a restricted area?
That works changing the external appearance need the landscape authorisation (art. 146 of Legislative Decree 42/2004), besides the building permit. Within 300 metres of the shore and on land rising above the lake the restriction comes from art. 142.
Can I build a pool or extend a villa on the lake?
It depends on the municipality, the land-use plan and the restriction: in protected areas a landscape authorisation is needed. Ask for the written opinion before buying, not after.
Are the jetty and boathouse included in the sale?
Not automatically: they need a concession on the lake’s public domain. Ask for the title, the expiry and the conditions, and have the notary read them.
Do I need an architect before making an offer?
It is the check that costs least compared with the risk it covers: an architect reads structure, systems, conformity and restrictions and tells you what to ask. With the preliminary reading we tell you in writing what the project shows, what is missing and what to check.
