PUNTA CANA

Hospitality Punta Cana: the OCEANA restaurant assets

This page brings together the hospitality Punta Cana assets — dining and gastronomy — that Elite Luxury Real Estate presents today. There are two, in the same complex: OCEANA, in Los Corales, in the Bávaro area. A gastronomic market with 14 kiosks, 168 seats and a rooftop with a pool; a show restaurant of about 740 sq m on two levels with 132 diners.

They are assets for investors and operators, not homes: they are read by perimeter, specification and operator. The data come from the developer’s documents and the economic values are indications to be confirmed.

THE COMPLEX

Hospitality Punta Cana: the OCEANA complex between residences, hotel and dining

For hospitality Punta Cana, OCEANA is a complex in Los Corales divided into two zones. The residential zone has 272 apartments. The commercial zone brings together a 1,500 sq m supermarket, a parking tower with 360 spaces, 17 mixed-use commercial units, a hotel with 61 rooms and 3 suites, the gastronomic market and the show restaurant.

The two restaurant assets are separate and can be assessed separately. That they stand in the same complex, with a hotel and 272 apartments, is a fact the documents describe; the effect on clientele is not estimated.

HOW TO CHOOSE

Hospitality Punta Cana: gastronomic market or show restaurant, two ways to invest in dining

In hospitality Punta Cana the gastronomic market is a multi-operator asset: the value lies in the perimeter, the mix of the 14 kiosks and the rooftop, and it needs direction that holds them together. The show restaurant is a single-operator asset: the value lies in the brand, the programming and the full evenings, and it has a perimeter that is simpler to read.

For both, the documents say a lot about the building and nothing about the business. This is an ELRE reading, not a figure from the documents: before comparing prices it is worth deciding which of the two trades you want to do.

THE METHOD

How we present hospitality Punta Cana: documents and declared data

Every figure on this page comes from a developer document: the OCEANA teaser of October 2025 and the project presentation. The economic values are the indications the developer gave in conversation, still to be confirmed in writing. Where a figure is an assumption or a promise, we write it as such; where it is missing, we say so and ask for it.

For the same reason we publish no revenues, occupancy or returns: they are not in the documents, and a figure without a source is not information but a promise.

HOW TO ASSESS

Hospitality Punta Cana: six questions to ask before assessing an asset

A hospitality asset is assessed with six questions. What is the final perimeter, with the table of areas? What does the specification of each delivery configuration include? Who holds title to and who manages the complex’s common areas, and on what terms? What permits are needed for the business, including music and events? What common charges are expected? Who will the operator be and with what profile?

For the OCEANA assets the documents answer the first and second questions well, the third in part and do not answer the others: this is a limit of the documents, not of the asset, which is why we ask in writing for what is missing before proposing a meeting.

WHAT IS MISSING

Hospitality Punta Cana: what the documents do not say

The OCEANA teasers and presentations describe buildings, areas, seats, heights and delivery economic references precisely. They contain no revenues, occupancy, seasonality, customer forecasts, running costs or delivery times. We do not invent or estimate them: a restaurant asset is assessed with a business plan built together with an operator in the trade, starting from the building’s data.

If you need a market reference for Punta Cana, Luca Lodi can put you in touch with people operating in the area; the figures that come from that exchange remain yours and are not published by us as data on the asset.

FAQ

Frequently asked questions about hospitality Punta Cana

For hospitality Punta Cana we present two assets, in the OCEANA complex in Los Corales: the gastronomic market and the show restaurant. The complex also includes a hotel with 61 rooms and 3 suites, a supermarket and 17 commercial units, but we present only the two restaurant assets.

In Los Corales, in the Bávaro-Punta Cana area, with access from Avenida Alemania, close to Playa Los Corales: 14 minutes from the centre of Punta Cana, 10 from Coco Bongo and 7 from Playa Bávaro according to the developer’s presentation.

For the gastronomic market USD 6.1 million (base) and USD 9 million (turnkey); for the show restaurant USD 2.1 million (shell) and USD 3.5 million (turnkey). They are the developer’s indications, to be confirmed.

The documents give no revenues, occupancy or yield, and we publish none. Anyone assessing a restaurant asset must build their own business plan with an operator in the trade.

They are two separate assets, with their own economic references. The purchase terms of each must be requested in writing from the developer through the Real Estate team.
