Large glazed walls are the signature of the contemporary villa. How to choose luxury windows that combine lightness, insulation, security and silence.

Luxury windows: where the villa meets the landscape

Luxury windows are the part of the villa you touch every day: they open, they close, they frame the garden and the pool. In a contemporary villa they take up entire walls, and their quality decides the light, comfort, silence and security of the house.

Choosing luxury windows does not mean choosing the slimmest frame or the best-known brand. It means finding the balance between energy performance, size, weight, security, maintenance and installation. In this guide we explain how we do it in the studio’s projects.

What we ask of luxury windows

Before looking at brands we set the performance. The luxury windows of a villa must insulate against cold and heat, keep out noise and water, resist break-ins, move lightly even when they weigh hundreds of kilos, and age well.

Thermal insulation

It is measured by the thermal transmittance of the window: the lower it is, the less heat is lost. Villas designed as a passive house generally use triple glazing and high-performance thermally broken frames; even in a nearly zero-energy villa, luxury windows must be among the most carefully detailed parts of the envelope.

Solar control

A large south- or west-facing window brings in light, but in summer it can overheat the house. The right glass filters part of the heat without darkening the view; overhangs, louvres and technical blinds complete the protection. The solar factor of the glass is chosen facade by facade.

Acoustics and security

Laminated glass and continuous seals reduce road noise and increase impact resistance. For the luxury windows of a villa we define the burglar resistance class of hardware and glass at the design stage, in line with the security system.

Types of luxury windows

Large minimal sliding doors

These are the most requested luxury windows: glass panels reaching the ceiling, almost invisible frames, tracks flush with the floor. When open, they erase the boundary between living room and terrace. They require precise design of thresholds, water drainage and structure, because weights and sizes are significant.

Lift-and-slide doors

The panel lifts slightly before sliding and then lowers onto the seals: they guarantee excellent weather-tightness and are a solid choice for villas in windy or cold climates.

Casement and tilt windows

For bedrooms, bathrooms and studies, casement windows remain the most practical solution: they open for airing, are easy to clean and seal well. In luxury windows the frame can be concealed in the wall for an all-glass effect.

Glazed corners and fixed panes

A glass corner without a mullion is one of the strongest gestures of contemporary architecture. Large fixed panes require structural glass and careful calculation of loads and expansion.

Interior doors: flush, pivot and glass

Doors belong to the same family as luxury windows. In a minimalist villa we prefer flush doors reaching the ceiling that disappear into the wall; pivot doors for entrances and important passages; glass doors where light is needed. The decisive detail is the joint: skirting, frame and handle must be designed together.

The front door deserves a discussion of its own: it must insulate like a window, resist break-ins like a security door and represent the house. It is often a large pivot door with an electronic lock connected to the home automation.

Shading, blinds and blackout

Luxury windows work together with shading. Adjustable louvres, external technical roller blinds, light fabric curtains inside and blackout blinds for the bedrooms are chosen with the same care as the glass. Motorised and connected to the home automation, they close by themselves when the sun is too strong or when the house is empty.

Installation: half of the result

Even the best luxury windows lose their performance if badly installed. Correct installation calls for an insulated sub-frame, airtight tapes inside and windproof tapes outside, calculated fixings and thresholds connected to the waterproofing. This is why we also choose the manufacturer on the basis of its network of qualified installers in the area of the site.

Three levels: Essential, Signature, Icon

Essential: high-end wood-aluminium or PVC windows, triple glazing where needed, lift-and-slide doors. Signature: luxury windows in thermally broken aluminium with slim profiles, large floor-flush sliding doors, flush interior doors. Icon: Swiss-made minimal sliding doors with almost invisible frames, glazed corners, bespoke pivot doors.

The luxury window brands we consider

These are the manufacturers we start from for luxury windows. We assess them on declared performance, installation details, service in Italy and delivery times.

PURA Sistemi: the Pool Villas in Colognola

PURA Sistemi is the brand of Fasal Lab, a company based in Eraclea, in the province of Venice, born from Fasal Serramenti, active since 1969. It makes bespoke aluminium and wood systems with flush-to-wall installation, minimal profiles and large glazing: a language very close to the studio’s minimalist architecture.

Architect Federico Cappellina chose PURA Sistemi for the Pool Villas in Colognola ai Colli, in the province of Verona, shown in the photo during construction, and for a residence being designed in Lonigo, near Vicenza: large sliding doors with low-emissivity triple glazing, window transmittance between about 0.8 and 0.94 W/m²K and 40 dB of sound insulation, according to the projects’ technical quotations. These are the values we ask of the luxury windows of a contemporary villa.

Metra: the glazing of AV Home and Lugana Bay

Metra, a Brescia-based company making aluminium systems for windows and facades, is architect Federico Cappellina’s choice for two of the studio’s projects: AV Home, the villa in Dueville, in the province of Vicenza, and the Lugana Bay residential complex on Lake Garda. Large full-height sliding glazing, slim profiles and floor-flush thresholds bring the garden and the pool into the living room.

Schüco and Secco Sistemi

Schüco, a German group, develops aluminium systems for windows, doors and facades, including large sliding solutions. Secco Sistemi, a company from Treviso, works slim profiles in steel, brass and corten steel for windows of great character.

In MD Home, the studio’s villa in Verona, architect Federico Cappellina used Schüco glazing: the large sliding doors of the living area and bedrooms open the house onto the garden without intermediate mullions.

Oikos: the front door

Oikos, a company from Gruaro, in the province of Venice, active since 1994, makes bespoke security entrance doors: pivot doors such as Synua and Nova, doors with concealed hinges such as Tekno and Project, sliding doors such as Vela. It is the reference we consider for the front door of the villa, the opening that must insulate, protect and represent the house. Illustrative photo.

Internorm and Finstral

Internorm, an Austrian company, and Finstral, from South Tyrol, make windows and doors with a wide range of highly insulating solutions, also suitable for villas designed as passive houses.

Sky-Frame and Vitrocsa

Two Swiss manufacturers of minimal sliding doors: Sky-Frame and Vitrocsa. They are the reference when the project calls for glazing with an almost invisible frame.

Doors: Rimadesio, Lualdi, Linvisibile

For interior doors we look at Rimadesio for glass and aluminium doors and systems, Lualdi for very tall doors and Linvisibile for flush doors.

Independent selection: the brands mentioned are chosen for quality, performance and service. No brand pays to appear on this page and the links lead to the official websites. Prices, availability and terms should be checked with the manufacturer or with the studio during the design phase.

Glass: double, triple, laminated

Glass makes up most of the surface of a luxury window, so it counts more than the frame. Triple glazing, with noble gas between the panes and low-emissivity coatings, insulates far better than double glazing and is the rule in villas designed as passive houses. It is heavier: for large sliding panels this means hardware and tracks sized accordingly.

Laminated glass, made of two panes bonded by an interlayer, holds the fragments in place if it breaks: it is mandatory where there is a risk of falling and recommended for security against break-ins. Solar control glass filters part of the sun’s heat; low-iron glass removes the slight green tint of ordinary glass and makes the view clearer.

Spacers and warm edge

Between the panes of glass there is a spacer. Those made of insulating material, called warm edge, reduce condensation around the perimeter of the glass on cold days. It is an invisible detail that distinguishes well-designed luxury windows.

Silence: acoustic performance

In a villa near a road or a built-up area, noise almost always comes in through the windows. Panes of different thicknesses, acoustic laminated glass and continuous seals greatly reduce perceived noise. For the bedrooms we ask luxury windows for a sound insulation value defined in the design and measurable, because sleep is one of the most precious assets of the house, as we explain on our wellbeing pages.

Flush thresholds and accessibility

A floor-flush threshold is one of the signs of the contemporary villa: the interior floor continues onto the terrace without steps. It is also a choice of accessibility, useful at any age. It does, however, require careful design: rainwater must be collected by channels in front of the glazing, the terrace must have the correct falls and the waterproofing must turn up under the window.

Seaside locations, wind and heavy panels

In seaside villas luxury windows must withstand salt air: specific treatments and finishes for aluminium, suitable steels and protected hardware are chosen. In windy areas, water-tightness and resistance to wind load count, and they are declared through laboratory tests.

Large panels can weigh several hundred kilos. They arrive on site with special vehicles, are lifted with cranes or vacuum lifters and installed by experienced teams. Access, manoeuvring space and timing must be planned in the design, together with the structure that carries the tracks.

Privacy and light

More glass means more light, but also more eyes from outside. Privacy is built with landscape design, with walls and architectural screens, with light curtains that filter without darkening and, where needed, with frosted or switchable glass in the bathrooms. The right luxury windows let the landscape in and keep the rest out.

How to read a window's technical data sheet

The data sheets of luxury windows are full of acronyms. Four are the most important. The transmittance of the whole window, shown as Uw, measures how much heat is lost: the lower, the better. The transmittance of the glass alone, Ug, and of the frame, Uf, explain where the result comes from. The solar factor of the glass, g, indicates how much of the sun’s energy comes in: high is good facing south in winter, low facing west in summer.

Then there are the classes for air permeability, water-tightness and wind resistance, obtained through laboratory tests, and the burglar resistance class. A good data sheet lists them all, with reference to the test standards. When we compare two offers for luxury windows we start from these items, not from the price.

Size matters

Declared performance refers to a window of standard size. A very large panel, with more glass and less frame, can perform better or worse depending on the system. For bespoke luxury windows we ask the manufacturer for the calculation on the real dimensions of the project.

Motorisation and controls

Large sliding panels can be motorised: they open with a button, from a phone or with a home automation scene. High windows and skylights can also be operated remotely and close by themselves when rain arrives, thanks to a sensor. Motorisation must be planned in the design, with the power supply concealed in the frame, and connected to the security system so that you always know whether the house is closed.

Manual operation always remains possible: in well-designed luxury windows technology helps but does not impose. In a power cut the panels must be movable by hand or with an emergency battery.

The front door

The front door is the first opening you touch and the most exposed. It must insulate like a window, resist break-ins, close properly even when wood or metal expand in the sun, and have an architectural presence. Large-format pivot doors are often the choice of contemporary villas: they rotate on a pin and seem weightless.

The lock can be electronic, opening with a code, fingerprint or phone, with an access log connected to the home automation. Temporary access can be created for staff or guests. We look at this more closely on the page dedicated to home automation and security.

Lead times and schedule

Bespoke luxury windows require on-site surveys, approved production drawings and several weeks of manufacturing. In the villa’s schedule we order them as soon as the detailed design is closed, because a late glazing package holds up the interior finishes. The sub-frame, installed first, makes it possible to proceed with plaster and floors while the windows are in production.

Luxury windows and minimalist architecture

In minimalist architecture the window is a compositional element, not an accessory. Its position in the wall changes everything: a window flush with the outside makes the facade flat and abstract; set back, it creates a deep shadow that protects from the sun; flush with the inside, it leaves an external niche that becomes a seat or a planter. We decide the position together with the thermal bridge calculation, because it also affects performance.

The frame colour is part of the design too: black and dark bronze disappear against the landscape, white blends with light-coloured render. With luxury windows the goal is to see the landscape, not the window.

The most common mistakes

Choosing luxury windows from the catalogue alone, without calculating weight, wind loads and the structure that carries them. Forgetting water drainage under floor-flush sliding doors. Not planning shading: a west-facing glazed wall without protection makes the living room unbearable in summer. Ordering too late: bespoke windows have long production times and must be ordered as soon as the design is defined.

How they fit with the rest of the house

Luxury windows connect almost every system of the villa: they are part of the envelope, they influence ventilation and climate, they are motorised and controlled by the home automation, they define the light of the lighting design and the dialogue with the garden and pool.

Window maintenance

Once a year seals, hardware and sliding action are checked, tracks and drains are cleaned and motorisation is tested. In marine climates the metal parts need more frequent checks. Everything goes into the villa’s file with models, warranties and manufacturer contacts.

Frequently asked questions about luxury windows

Wood, aluminium or steel?

Wood-aluminium combines the warmth of wood inside with the durability of aluminium outside; aluminium allows slimmer profiles; steel gives very thin lines and an industrial character. The choice depends on the architecture and the climate.

It depends on the system and the manufacturer: some minimal sliding systems allow very large panels. The real limit is set by weight, transport, installation and structure.

Yes, by choosing treatments and materials resistant to salt air and planning more frequent maintenance.

As soon as the detailed design is defined: bespoke windows have production times of several weeks.
