Dubai Maritime City property prices in 2026: the registered sales

Dubai Maritime City property prices: not the listings, but the sales registered by the Dubai Land Department in 2026.

Dubai Maritime City property prices: what the registry says

Anyone looking for Dubai Maritime City property prices mostly finds asking prices, that is, what the seller wants. Dubai is different: the state also publishes what is actually paid, because every sale is recorded by the Dubai Land Department. In 2026, from January 1 to October 10, 2026, the registry shows 973 residential sales in the «Dubai Maritime City» area, with a median price of AED 2.29 million (about €0.56 million) and AED 34,884 per m² (about €8,476 per m²).

Among the 110 registry areas with at least 60 residential sales, Dubai Maritime City ranks #33 by number of sales and #9 by price per square metre (#1 is the most expensive). 98% of the sales were off-plan, that is, for properties still to be built or delivered: across the whole Dubai apartment market the share is 76%.

In the Dubai Maritime City property prices tables, the price is the sale value written in the contract and registered in dirhams, with the euro equivalent beside it. It is not an advertised price, and the registry does not record the payment plan or registration costs. “m” stands for millions; “median” is the middle value: half of the sales are below it, half above.

Dubai Maritime City property prices compared with the rest of Dubai

The median price per square metre in Dubai Maritime City (AED 34,884) is 89% above the one for apartments across Dubai in 2026 (AED 18,442 per m², 98,693 sales). The comparison only makes sense between similar types: a villa area and a studio area do not have the same price per square metre. For villa-heavy areas see also Dubai villa prices.

Before an offer: how to use the Dubai Maritime City property prices

  1. Compare sales, not listings: the registry shows 973 sales in Dubai Maritime City; the gap between the asking price and the registered median for the same type is the first margin for negotiation.
  2. Off-plan or ready: 98% of the sales were off-plan. If you buy off-plan, read the checks before signing (escrow account, contract, payment plan).
  3. Same size, same project: registry medians mix different buildings; look at the sales of the same building.
  4. Costs beyond the price: registration fees, commissions and annual service charges are not in the registry: ask for them in writing.
