Vineyard for sale in Italy: a buyer's guide to buying a vineyard or winery

Vineyard for sale in Italy: not a list of listings, but what you actually buy, which checks to make and which steps to expect when buying a vineyard or a winery.

What to know before buying a wine estate

Looking for a vineyard for sale in Italy? This page is a guide: it does not list estates for sale. It is for anyone considering buying a vineyard or a winery in Italy who wants to know, before searching, what is really being bought, which checks to make and what steps to expect. The information is general, current at 29 October 2026, and does not replace the advice of a notary and an accountant.

What you actually buy

A vineyard for sale in Italy is rarely just land. It usually includes the land, the registered vineyards, the planting authorizations, the cellar and the buildings; if it is a going concern, also staff, stock, equipment and a brand. It helps to separate, from the start, buying a property (land and buildings) from buying a business (the operation that makes and sells wine): the checks, the timing and the way you buy all change.

Five checks before you buy a vineyard for sale in Italy

  1. Land registry and planning. Buildings must be compliant: cellar, houses, outbuildings. Landscape restrictions, common in hill areas, need checking too.
  2. Vineyard register. In Veneto every planted area must be entered and kept up to date in the regional vineyard register (Schedario viticolo veneto): registration is the condition for changing production potential and accessing sector measures. Rules vary by region. Have the registered area compared with what is actually planted.
  3. Planting authorizations. Wine vineyards can be planted or replanted only with an authorization; the regime runs from 1 January 2016 to 31 December 2030. According to Regione Veneto, new-planting authorizations are free of charge and cannot be transferred to another business.
  4. Appellation. If the grapes fall under a DOC or DOCG, check that the vineyards qualify for the appellation and that the business can produce and sell under that name.
  5. Leases and pre-emption. If a tenant farms the land, or a neighbouring farmer qualifies, a pre-emption right may apply (see below).

Agricultural pre-emption

A farmer who rents and works the land and, in some cases, a neighbouring farmer who owns adjoining land have the right to be preferred over a third party, on the same terms, when farmland is sold, including a vineyard for sale in Italy. It comes from article 8 of Law 590/1965 and article 7 of Law 817/1971. The seller must notify the sale proposal to the right-holder, who has 30 days to answer. If the right is ignored, the holder can exercise a redemption right and step into the purchase. That is why the notary checks who holds the right before the deed.

How the purchase works

For a vineyard for sale in Italy the usual path is a purchase offer, a preliminary contract with a deposit, legal and technical checks, and the final deed before a notary. The notary is a neutral public official: a buyer, especially of an operating winery, does well to have their own lawyer and accountant. A business takes longer than a plot of land: some professional analyses point to several months from letter of intent to closing.

Taxes and costs, in general

Taxes on a vineyard for sale in Italy depend on who buys. When a buyer who is neither a direct farmer (coltivatore diretto) nor a professional agricultural entrepreneur (IAP) buys agricultural land, registration tax is ordinarily 15%, with mortgage and cadastral taxes at a fixed 50 euros each. Direct farmers and IAPs have reduced regimes. Buying a company that owns the estate, or a business with sales and hospitality, follows other rules. Rates change: confirm them with the notary at the time of the deed.

If you are buying from abroad

There are no general restrictions for citizens of the European Union buying in Italy; for buyers from outside the EU the notary checks reciprocity conditions. A foreign buyer of a vineyard for sale in Italy needs an Italian tax code. Deeds and documents are in Italian: a consultant who speaks your language is worth having.

The architecture: cellar, hospitality, villa

An estate’s value also depends on what can be built or renovated: a more efficient cellar, a hospitality area, a villa. Before bidding, have an architect assess what is possible on the site, from existing volumes to constraints and access. If you want a confidential opinion on an estate you are considering, you can request a private consultation; the work of the architecture studio Federico Cappellina Architects is on federicocappellina.com.

Frequently asked questions

Can I buy a vineyard for sale in Italy without being a farmer?

Yes: no professional qualification is needed to buy. Tax reliefs, however, are reserved for direct farmers and IAPs.

Do planting authorizations transfer with the vineyard?

It depends on the type of authorization and the region. In Veneto, new-planting authorizations cannot be transferred to another business; for vineyards already planted, what matters is that the registered and planted areas match. Ask the notary and the competent regional office to confirm.

What is agricultural pre-emption?

The right of a farmer (tenant or neighbour) to buy in place of a third party, on the same terms, within 30 days of notification.

Do I need a lawyer and a notary?

The notary drafts the deed neutrally; a lawyer protects the buyer, especially for an operating winery.

How long does it take?

It depends: buying land is quicker than buying a business with employees, stock and a brand.
